What is a real emergency

No cooling during extreme heat with infants, elderly residents, medical conditions or pets at home. No heat in freezing weather - a genuine pipe-freeze risk. Any burning or gas smell. Water actively leaking onto ceilings or floors. Sparking, smoking, or a breaker that trips repeatedly. Those all justify a 24 hour call.

What can wait until morning
